Daily Tips for Business: Industrial-Mechanical

Protecting and improving England's natural environment, and encouraging people to enjoy and get involved in their surroundings, is something the Government is becoming increasingly keen to promote. They have even created an Executive Non-Departmental Public Body - Natural England - which is responsible to the Secretary of State for Environment, Food and Rural Affairs, to ensure the protection of our wildlife and rural environment is 'given a voice' on both the political and media agendas.

5 Things to do Before Putting Your Home on the ... - West L.A. Land

checkbox

Thinking of selling your home now that the housing market is improving? ?Good for you ? but make sure that it?s truly ready for ?prime time,? as you?ll never get another chance to make that all-important first impression. ?Following are five simple tips to cross off your list before you?re ready to find a buyer:

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you?ll be able to make repairs before open houses begin.

2. Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

3. Get replacement estimates. Do you have big-ticket items that are worn out or will need to be replaced soon, such your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don?t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin.

4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house.

5. Spruce up the curb appeal. Pretend you?re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?

Here at Klein Real Estate, one of our specialties is helping sellers get their homes ready for sale. ?Want to know more? ?Contact us for details!

Half of Americans Die With Almost No Money - Structured ...

Home ? All, Headlines

Retireee contemplates financial readinessPrior to 2009, many injured plaintiffs were most concerned with investing their settlement proceeds in the stock and real estate markets. Since 2009, I have seen a shift in focus. The largest concern by injured plaintiffs today is outliving their money. There is good cause for worry.

A recent article posted on MarketWatch cites a study by the National Bureau of Economic Research showing that 46% of American retirees have just $10,000 when they die. While people can live with limited savings, the study?s findings are a reminder of how fragile our economic conditions are if a financial emergency occurs. A structured settlement that prepares for unforeseen medical and other uncertainties during retirement means injured parties can enjoy financial peace of mind when it matters most.

Teacher Says, 'Most Parents Don't Give a Darn'

AppleLast week, I blogged about a comment from a teacher who seemed like the worst nightmare of a parent who hopes for inclusion. Another recent comment from a teacher, on a post from 2008 about failing children in special education, takes parents to task for not caring enough about what goes on at school. While I disagree that "most parents" of kids in special education fit this description -- I know too many parents who fight hard for their kids, and I think there can be complex reasons behind parents' behavior that may not fit easily into categories educators imagine -- it's worth reading the comment, here at the start of a new school year, and thinking about whether some teacher could be saying this about you, and whether there'd be any truth to it. Writes Jacob in comment #16:

"I find it comical that parents want to blame the school system. I am a special education teacher and equal rights for these students is my passion. Unfortunately, most parents don't give a darn when it comes to their kids. I cannot count the number of times I've called an IEP meeting to either have the parent no show or they just flat out say, 'Tell me about it, send the documents home, I'll sign them and send them back.' Most posts I've read, you are the exception to the rule which is great, you actually CARE!!! It's sad when parents who have no concept of how the school system works enjoy bashing public schools so much instead of helping them. I wonder, how many times have complaining parents offered to help in the classroom? This is my 6th year working as a teacher, and I've been an assistant to a special education teacher for 2 years prior to that. How many parents offered help? You guessed it, ZERO. Wouldn't it be nice if teachers and parents worked together? Instead, we get phone calls from parents pissed off because their child lied to them about something. I'm sorry, I cannot fix family issues, they need a family therapist for that. Stop complaining and do something about it, get in the classroom and see what it's really like!"

Chances are, if you're reading this site, you've got some advocacy going on already and get ticked off when teachers act like parents are the problem. But if you do find yourself avoiding IEP meetings, or ducking volunteer opportunities, or communicating with the teacher as little as possible, these articles may help you step up this time around:

Meteor explodes over Great Britain with violent force

A golf-ball-sized meteor caused a major stir, rocking Wales with a sonic boom

If you catch them at just the right time, a streaking meteor can be a stunning sight in the night sky. But when that meteor contains just a tiny bit of ice, a beautiful light show can turn into a violent explosion, as happened in the skies over Great Britain last night.

The extraterrestrial explosion occurred just over South Wales in southwest Great Britain. The meteor rocked windows and set off car alarms, creating a sonic boom effect. Explained one witness, prior to the detonation "It had a heat trail behind, it was orange and white and very bright, and also seemed very close."?No one was hurt.

Why do meteors explode? Some are loaded with either ice or carbon dioxide, which can be trapped inside of the rock. As the gases boil and expand during entry into the Earth's atmosphere, meteors can explode in an epic display?? with as much force as a hydrogen bomb.

American Diabetes Association Jumpstarts New Campaign | WSAV TV

This article piblished with information from the American Diabetes Association, Savannah.

The 20th Annual American Diabetes Association?s (ADA) Step Out: Walk to Stop Diabetes fundraising campaign kicks off with a patriotic-themed team captain rally? Tuesday, August 28 at 5:30 p.m.at Betty Bomber?s at the American Legion at 1108 Bull Street in downtown Savannah.

This event is free and open to the public.

Step Out: Walk to Stop Diabetes is the ADA?s fall signature campaign and is being chaired by Colonel George Bowen, a respected community leader, longtime ADA supporter and retired Air Force officer.? According to Bowen, ?I have worked with ADA in the past but decided to take on a larger role this year.? The reason I wanted to chair this campaign is because I lost a Chatham County government colleague to diabetes not long ago.? I didn?t even know he had diabetes until the day he died from complications at the age of 50.? That hit me pretty hard and I want to do my part to get people to pay attention to diabetes, which is nothing short of a public health crisis in this community.?

Bowen invites individuals, families, neighbors and companies to attend the rally on August 28 to learn how they can get involved.? In honor of Bowen?s strong ties to the military, the military-themed rally will feature a color guard and all the trappings as ADA rallies the community to join the fight in the war against diabetes.

The Kick-Off/Team Rally will feature beverages, hors d?oeuvres and live entertainment by The Fundamentals & American Legion Color Guard, followed by a short presentation from people who have lived successfully with diabetes for a long time.? Attendees will hear from successful fundraising teams and learn about upcoming special events to benefit the campaign.

Kick-off attendees will also learn how to form a walk team for the walk. The Step Out Walk will be held on Saturday, October 6 at the newly renovated Oatland Island Wildlife Center.

The 2-mile route winds through nature trails and past wildlife exhibits. The Step Out eventwill also feature a Health & Fitness Festival with free blood glucose & blood pressure screenings, fitness information and professional on-site advice on medications along with free literature on a variety of health topics. Walkers also enjoy a light breakfast, live music, face painting, Bounce Around and complimentary massages.? Funds raised for this event benefit the mission of the American Diabetes Association.

This year, a type 1 medical student and his girlfriend, an AASU graduate student in Public Health, will lead ?Team Red,? a team for people who are living with type 1 or type 2 diabetes, and is also open to their friends and family members.? Zach, who begins medical school in Savannah in August, will be pursuing a career in Endocrinology to help other people living with diabetes.?? To join Team Red, people can go to www.diabetes.org/savannahstepout? and click on the Team Red section.

Diabetes is the 7th leading cause of death by disease in the United States.? Statistics show one in three Americans and one in two minorities will develop diabetes in their lifetime. To date, the ADA has raised over $500 million for diabetes research.

WellPoint CEO Braly quits amid sagging results

(AP) ? WellPoint Inc. President and CEO Angela Braly resigned Tuesday amid investor frustration with disappointing financial results at the nation's second-largest health insurer.

The Indianapolis-based company announced that its executive vice president and general counsel, John Cannon, will serve as interim president and CEO. With Braly's departure, lead director Jackie Ward was named the non-executive chair of the board of directors, WellPoint said.

Ward says Cannon does not wish to be considered as a candidate for permanent CEO. The company said it has hired an executive search firm to help in find a replacement for Braly, who took over as president and CEO in 2007 and added the title of chair of the board in 2010.

Investors had become increasing anxious about WellPoint's performance over the past year. Last month, WellPoint cut its 2012 profit forecast and reported second-quarter earnings that fell short of Wall Street's expectations, triggering a sharp drop in its share price.

The company's shares rose nearly 3 percent in extended trading following Wednesday's announcement of Braly's departure.

WellPoint signaled, however, that it would stay the course, despite the change at the top.

"Our board continues to believe that time will prove the wisdom of potentially transformative actions taken under Angela's leadership," Ward said in a statement. "But now is the right time for a leadership change."

The company's directors "believe the remaining executive team is dynamic and strong, with great potential to drive WellPoint's future success," Ward added.

WellPoint announced earlier last month it would spend about $4.46 billion to buy Amerigroup Corp., which runs Medicaid coverage in 13 states. Medicaid is the state-federal program that provides coverage for the needy and disabled. Insurers see lucrative growth opportunities in working with people who qualify for both Medicaid and the federally funded Medicare program.

Earlier this year, the insurer also completed its acquisition of contact lens retailer 1-800 Contacts Inc., and it continues to expand a Medicare Advantage plan provider it acquired last year.

Braly and Wellpoint became a focal point for criticism during the health care overhaul 2010, after complaints spread about plans to increase premiums by around 25 percent for individual insurance policies sold by the insurer's Anthem Blue Cross subsidiary in California. The company later backed off that rate hike.

WellPoint runs Blue Cross Blue Shield plans in 14 states and is second only to UnitedHealth Group Inc. in both revenue and enrollment.

Rental Properties in Vista, CA

Rent Sense: Rental Ownership is a Unique Business
By Neil Fjellestad & Chris De Marcos
FBS Property Management

We have built a healthy San Diego business out of advising independent real estate investors, acquiring and managing rental properties for clients while providing superior housing alternatives for qualified renters. Our business of four decades provides us a practical snapshot of the local economy.

So, what does our experience tell us about the unique rental housing business in San Diego? Here are some highlights that have remained pretty constant over the last year or so -

? With rare exception our renters pay on time every month.? Rent payment has taken its appropriate place as a financial priority as it is clearly their largest household expense.

? Renters want to pay their rent online. They want the privacy, security and convenience of this method. Since providing our renters with this alternative they pay sooner and avoid additional late charges.

? Most of our rental owners are responsive to capital requirements to improve their properties though often forced to defer or accomplish in stages due to personal financial constraints. This is an excellent time to get improvements done on time and for less.

? Our rental owners can?t afford to allow a non-paying renter and they can?t abide extended vacancy. The number of days rented is more important than the rate so a year?s lease is normally required while a substantial premium is required for a month-to-month alternative.

? Most of our clients that are involved with either selling or re-financing become extremely frustrated with the lack of expected results and/or the extension of the time to accomplish.

? The cost and time to accomplish daily routines that require permission and/or cooperation with governmental agencies and public authorities continues to grow and frustrate due to cutbacks in most departments.

? We can see from the employment information provided by renewing and potential renters that most of the jobs lost over the last 3-4 years are gone. Employers have determined other ways to accomplish or greater productivity just requires fewer to get the job done. Other jobs are being created but with different requirements and rewards.

? Small businesses like ours will hire and/or expand cautiously when and if they can control risks (the cost of doing business) while believing that the benefits of growth outweigh the alternatives.

beIN Sport USA soccer channel comes to Comcast, DirecTV and Dish Network

beIN Sport USA soccer channel adds Comcast, along with DirecTV and Dish, to list of carriers

While most of us have spent the last few weeks preparing for the return of North American-style football (get our NFL Pick 'Em league info here), soccer fans in the US and France have been tracking the sudden rise of international TV network beIN Sport. Operated out of Qatar by Al Jazeera, beIN Sport USA has snagged the exclusive broadcast rights to Spain's La Liga, Italy's Serie A, France's Ligue 1, South American World Cup Qualifiers and Copa America 2015, plus the away games for the US national men's team in their qualifying rounds. The bad news for those interested in viewing the games is that until just recently, there were no carriers for the channel, although DirecTV (which also recently added BBC America HD for Doctor Who fans) and Dish have subsequently added it to a few tiers. Most recently, Comcast announced the channel's availability on its Spanish MultiLatino package and for English viewers on the Xfinity TV Sports Entertainment lineup, with access also available via internet streaming. It appears Fox and ESPN have a new challenger at least for broadcast rights to soccer, and beIN Sport has expressed interest into other arenas as well, which could see it become a newer version of the now-defunct Worldsport HD channel for fans of sports that are more popular outside the US.

Can Student Loan Debt Ruin Relationships?

by A Guest Author on August 26, 2012

Description ? This article is about perspective of young adults, who are in huge student debt, about love romance and marriage.

Yes it can. ?What about the student loan?? Today this question is asked by many female young adults while on dates and mates. As per a recent survey done by the Federal Reserve Bank of New York, almost 37 million individuals are in great trouble due to student debt. 27% of this population has past outstanding balances. Unfortunately, student loan debt can be disastrous for a new marriage or budding romance.

Some instances

  1. What she thinks ? Alicia, a 26 years old female graduate of Houston University presently has around 60,000 dollar in student debt. According to her, one should be in good emotional and financial state before getting involved in any serious relation or married. She believes that it is the huge student loan due to which American women have become serious about making a robust career. She is single until now.
  2. What he thinks ? Another student, Timothy, who is presently in 25,000 dollar student debt, predicts that he can pay off the debt by paying about 400 dollar monthly for coming 5 years. He works in a water distributing organization and lives a frugal life. According to him, if a woman doesn?t desire to date him just because of his frugal lifestyle and his inability to afford a costly dining out every weekend, then also he has no problem. If someone really loves him, wants him, then she will definitely accept him as he is.
  3. What they think ? Another guy, Tony, is currently in 67,000 dollar student debt. He works for an engineering firm and earns enough to pay off his debt by next 5 years. But he wants to help her girlfriend who wants to get back to school and continue study. She has no debts. According to Tony, both he and his fianc? are frugal by nature and confident to manage every financial and personal issue by sticking on a strict budget.

Juggling dollars and relation

Unfortunately, today most young adults are striving to maintain a balance between their personal relations and personal finance (especially outstanding debts). While financial stability, better to say student debt, comes in the way to budding romance, then one must be very careful. Student debt may devastate romance and ruin marital life. However, such a debt can be consolidated or settled. But the thing is people in single status are struggling to pay off student debts, then what about the couples. This is a million dollar question. According to a reputed marriage counselor, the only thing couples argue about is money.

Student debt vs. mental stress

Most newly married young couples admit that debts, especially the student loan debts are the main point of stress in their life. They often conclude that one should not marry a person with huge debt. Even if the love is flawless, then also young adults want to wait till the debt is paid off to avoid stress in marital life. Exception is there, but that?s not the rule.

In conclusion, it can be said that although student debt may have bad impact on relation, yet it can be handled. The key to managing debts and thus personal life is to living a thrifty life at least until the debts are completely paid off.

Social Security: Trends, differences in lifestyle can affect benefits of ...

TERRE HAUTE ? Aug. 26 is known as Women?s Equality Day.

On that date in 1920, the 19th Amendment to the U.S. Constitution was signed, giving women the right to vote.

Social Security treats men and women equally. Men and women with identical earning histories are treated exactly the same.

However, there are things women in particular should know about Social Security. Although treated equally by Social Security, there are trends and differences in lifestyle that can affect benefits.

For example, women tend to care for many people: spouses, children and parents. Taking time away from the workplace to care for a newborn child or aging parent can have an impact on your future Social Security benefits.

Also, despite significant strides through the years, women are more likely to earn less over a lifetime than men.

Women are less often covered by private retirement plans, and they are more dependent on Social Security in their retirement years.

And, women tend to live about five years longer than men, which means more years depending on Social Security and other retirement income or savings.

If a woman is married to a man who earns significantly more than she does, it is likely she will qualify for a larger benefit amount on his record than on her own.

Want to learn more?

Visit the website?s women?s page at www.social

security.gov/women. Follow the link on that page to our publication, What Every Woman Should Know.

You can read it online, print a copy, or listen to it on audio.

In Canada, the Impact of America's New Patent Law Is Seen ...

In an article published in Monday?s New York Times and available now online, I wrote about a lawsuit that challenges the constitutionality of the nation?s new patent law, the America Invents Act.

Opponents of the law say it would hurt small inventors and American innovation. Supporters of the legislation, which passed by large majorities in both the House and the Senate, say the constitutional critique is misguided. They also assert that the fears of small inventors are greatly exaggerated, and that the new law will streamline the patent system and thus invigorate the nation?s innovation ecosystem as a whole.

Reasonable people ? and others ? can disagree. But a research paper scheduled for publication in the current volume of the Stanford Law Review takes a look at a similar law change in Canada in 1989 and analyzes the impact.

The research, by David S. Abrams, an economist at the University of Pennsylvania Law School, and R. Polk Wagner, a professor at the law school, concludes that patents awarded to individual inventors dropped by 15 percent after the legislative change in Canada.

?Our findings,? the authors write, ?do not augur well for small inventors in the United States.?

Under the new law, the United States, beginning in March of next year, would move from a first-to-invent system to first-to-file. Opponents of the law say the switch would favor large corporations, whose big legal staffs will likely win the paper chase to the patent office.

The American law is not a mirror image of the Canadian legislation. But the authors say they tried to factor those differences out, as well as economic cycles. In the years after 1989, through 1993, the share of Canadian patents granted to small inventors fell from 10.7 percent of all patents to 7.8 percent. In the United States, the comparable share slipped slightly from 17.4 percent to 16.5 percent.

America?s current patent system, according to Adam Mossoff, a professor at George Mason University School of Law, is intentionally biased toward small upstarts, the ?new innovators that disrupt and destroy existing companies and industries.?

There is debate among economists about the role of small inventors and companies in innovation and job growth. The drift of research is that a tiny percentage of fast-growing small companies that quickly become bigger companies ? sometimes called ?gazelles? ? account for most of the job generation and disruptive innovation.

The paper by the University of Pennsylvania professors has a provocative headline, ?Poisoning the Next Apple? How the America Invents Act Harms Inventors.? They write that the new law ?will surely simplify and streamline the patent system ? but at a cost.?

But the economic question is whether it will be a ?net? cost. Laws and regulations always have costs, but they can also bring benefits. The professors? research does not reach a conclusion on whether the new patent law will help or harm innovation in the economy over all.

?The bottom-line question is whether this will be good or bad for the nation,? Mr. Abrams said in an interview. ?I don?t think the answer is clear on that score.?

S.Africa starts funerals of slain Lonmin workers

Grieving South Africans have started burying the 44 victims of the Lonmin platinum mine killings, with three funerals held on Saturday, one of them in the mining town of Marikana.

Hundreds of residents and workers attended the funeral of Papi Ledingoane, 24, at a cemetery in Marikana, according to local radio 702.

He was one of the 34 shot dead when police opened fire on hundreds of workers staging a pay protest on August 16 at Lonmin, the world's third largest producer of platinum.

Another 10 -- two of them policemen -- died in clashes between rival unions in the week before the nation's deadliest police action since the apartheid years.

Wearing white T-shirts, some of Ledingoane's workmates acted as pall bearers at the sombre funeral where grief-stricken relatives wept and some fainted.

Senior government officials including Health Minister Aaron Motsoaledi and the minister in President Jacob Zuma's office, Collins Chabane, joined the mourners.

Two other miners were buried in the Eastern Cape province, home to the majority of the victims, in the first of a series of funerals over the next few weeks.

About 3,000 rock drill operators at the Lonmin mine launched the illegal strike on August 10. It quickly degenerated into clashes with non-strikers.

In chilling scenes that evoked memories of apartheid brutality, police insist that they used teargas first and only opened fire after miners shot at them. The miners say they were armed only with spears, machetes and clubs.

Meanwhile platinum giant Lonmin reported that nearly 60 percent of workers reported for duty on Saturday at one of its two sets of shafts at Marikana as it sought an accord to end the labour dispute.

"Eastern Shafts are working this weekend and we have 57 percent attendance across these shafts. The rest of the mine is closed as this is their off-weekend," Lonmin said in a statement.

Lonmin said it would spend the weekend trying to persuade the remaining workers to return.

"It's quite good news that 57 percent of the workers in this section pitched up," spokeswoman Sue Vey told AFP.

On Friday, Lomnin reported only about 24 percent of its 28,000 work force at Marikana had signed in.

It said talks were ongoing to find a "common ground among all stakeholders."

"We continue to communicate with our employees to reassure them that we are all working together to bring resolution and we encourage them to come back to work," it added.

Workers are demanding a wage increase to 12,500 rand ($1,500, 1,200 euros), claiming they currently earn only 4,000 rand.

But according to figures released by Lonmin on Friday, when bonuses and other allowances are included, the rock drill operators who launched the strike earn an average of 9,813 rand before taxes.

On Friday Labour Minister Mildred Oliphant met with union representatives in Rustenburg, the main city in the platinum belt in the north of the country.

Strategic Planning for Law Firms: A Practical Roadmap

top management consulting firmsSTRATEGIC PLANNING FOR LAW FIRMS: A PRACTICAL ROADMAP

RUNNING OR MANAGING A LAW PRACTICE? THIS ?ROADMAP? HELPS YOU PLAN A BETTER ROUTE TO CONSISTENT PROFIT AND GROWTH

An appreciation by Phillip Taylor MBE and Elizabeth Taylor of Richmond Green Chambers

One of the latest publications from the estimable Ark Group, ?Strategic Planning for Law Firms: a Practical Roadmap? gives you access to the kind of top-flight management consultancy and advice you need to position and grow your law practice, or firm as a profitable business. In our view it should emerge as a must-have purchase for anyone involved in the operation of a legal practice.

It will certainly be of special interest to law firms whose senior partners and/or practice managers are all too aware that law, as well as being a learned profession, is also a business, with in-built business concerns and objectives involving, for example, client service, competitiveness, profit and growth.

The book is obviously targeted to law firms in North America, but all the more interesting for that. It?s always valuable to gain access to insights on strategic business practice gleaned from one?s transatlantic peers and contemporaries ? especially in today?s competitive global markets.

In format and content, not to mention philosophical orientation, the book could be referred to as (and is) a management report, although it?s more than that.

Neither a ?manual? nor a ?practical guide?, it?s instead called a ?roadmap? ? which it more or less, is. It functions as a sort of ordnance survey of strategic management advice designed to guide you through those specific business territories through which law firms must typically navigate, while alerting you to possible wrong-turnings and obstacles that may confound and confuse you along the way.

The topics it covers are too extensive and numerous to list here in their entirety, but they do include, for example, the elements of a well constructed strategic plan? the strategies and resources needed to achieve it? the means of developing such strategies ? and the practical means by which they may be put into action on a day-to-day basis.

The book?s four-part structure includes a review of management tools and principles that drive winning strategies, together with a discussion of the strategic issues that face law firms, including people issues, knowledge management and financial management.

And, as example is often the best form of instruction, there are some rather fascinating case studies that demonstrate by illustration and anecdote how the strategic planning process actually works.

Author John Sterling, an expert in strategic planning, assures us that the principles and practices described are applicable equally to large, mid-size and boutique law firms, Within the UK context, we would also add that the book is a useful source of consultancy for firms of solicitors with international links and directly adaptable to the needs and aspirations of sets of chambers.

Indeed, with business having gone global, this ?roadmap? would be useful for just about any law firm anywhere, particularly firms specializing in commercial law. Whether or not you have sought out the services of a management consultant, this book will familiarize you with the systems, methods and processes of strategic business planning, which can only help you enhance the reputation and profitability of your firm.

Police: Insurgents kidnap, kill 3 Afghan soldiers

KABUL, Afghanistan (AP) ? Insurgents kidnapped three Afghan soldiers and another man from a bus in eastern Afghanistan and killed all four, authorities said Friday, in another challenge to the government and its security forces.

Militants stopped the bus as it was traveling in Paktia province's Ahmad Khil district and forced the four men off the vehicle Thursday, provincial deputy police chief Mohammad Zaman said. Their bullet-ridden bodies were found lying on a road later in the day.

Three of the men were off-duty soldiers who were traveling to see their families, and the fourth victim's identity was unclear, Zaman said.

The Taliban and their allies frequently kill Afghan police and soldiers to counter the plan to strengthen national security forces. They are due to take over main responsibility for fighting militants after international combat troops leave in 2014.

Elsewhere in Afghanistan, six civilians were killed when their vehicle hit a roadside bomb as they traveled in the southern province of Kandahar, police said.

The civilians were riding on a motorcycle-drawn cart when it hit the bomb Thursday in the town of Spin Boldak, provincial police chief Abdul Razaq said.

Roadside bombs are a favorite Taliban weapon to target international and Afghan forces, but the explosives often kill ordinary Afghans instead.

A U.N. report says 1,145 civilians were killed during the first half of the year, 80 percent of them by militants. Insurgent-placed homemade bombs continued to be the biggest killer of civilians, accounting for 29 percent of all noncombatant deaths during the first six months of 2012.

Authorities remove 3 million bees from NYC home

Andrew Cote/NYC Beekeepers Association

Authorities in New York City have raided a Queens home where a man was keeping about 3 million bees.

The bees, which were housed were in 45 hives in a driveway, were carefully removed from the 111th Street house by beekeepers and police, the New York Post reports.

"There were more bees in this driveway than there are people in Queens," Andrew Cote of the New York City Beekeeper's Association, who helped remove the bees, told the Post.

Cote told Yahoo News he did not know the fate of the bees, he just assisted in their removal.

CBS Local New York reports the bees' owner was a beekeeper in China before becoming a restaurant owner in New York City. The bees were in a 20-by-20-foot space, according to CBS.

"I keep the bees like a dog or a pet," he told the Post.

But N.Y. police bee expert Detective Anthony Planakis said it was too many bees for such a small space. "Picture 45 dogs in one apartment," he said. "It's cruelty to the bees."

The stacks of hives were discovered by a real estate agent who was inspecting the house as the owner was putting it up for sale, the Post reports.

Neighbors said they had become? fed up with all the buzz because of the insects, and that the bees have, at times, attacked in swarms, according to CBS.

Beekeeping is legal in the city, however hives are supposed to be registered with the Health Department. Failure to register is punishable by a fine of up to $2,000 per hive.

So the owner in this case could be facing a pretty big $90,000 penalty.

And that might sting a little bit.

Green Tea Extract Could Cure Skin Cancer | Cancer Fund of ...

We cannot direct the wind but we can adjust the sails.? ~Author Unknown

The most common form of cancer detected in women is breast cancer. Second most common is skin cancer. Recent studies show that a green tea extract could cure skin cancer. Well, maybe not cure it, but it sure causes it to disappear. It?s not just the tea though. It?s the way it is introduced to the tumor that helps diminish the cancer.

This was done by creating a cell with EGCg and transferrin, a protein that naturally targets and latches on to the surface of cancer cells, applying it to ?tumours.

The tests were done on two types of skin cancer ? epidermoid carcinoma which forms like scales on the surface of the skin, and melanoma, which often develops in people who have moles on their skin.

In both studies, 40 per cent of tumours vanished while 30 per cent of tumours in carcinoma cases and 20 per cent in melanoma cases shrank. A further 10 per cent of melanoma tumours were stabilized and remained the same.

The process was found to have no side-effects on other cells or tissue.

Dr Christine Duf?s, a senior lecturer at the Strathclyde ?Institute of Pharmacy and Biomedical Sciences, who led the research, said: ?These are very encouraging results which we hope could pave the way for new and effective cancer treatments. Source

This is good news for cancer sufferers. If this cell and extract works on skin tumors, can it work on other types of cancer. I?m sure more research needs to be done and reports written before we will know anything definite. I think it?s too soon to start drinking gallons of green tea, but this is the most exciting cancer news in years. They said green tea extract could cure skin cancer but have no side effects. I will definitely include some type of green tea in my diet. How about you?

Apple v. Samsung jury finds Apple's patents valid, awards it more than $1.05 billion in damages

The federal court jury in the patent infringement lawsuit between Apple and Samsung has presented its verdict after deliberating for just for 21 hours and 37 minutes following the three week trial. This particular case started with Apple's lawsuit last April and now the jury's decision is that Samsung did infringe on Apple's '381 bounceback patent with all 21 of its products in question. For the '915 patent on pinch-and-zoom, the jury ruled all but three of the devices listed infringed, and more damningly, found that Samsung executives either knew or should have known their products infringed on the listed patents. The jury has also found against Samsung when it comes to Apple's contours on the back of the iPhone and its home screen GUI. The Galaxy Tab, was found not to have infringed upon Apple's iPad design patents. The bad news for Samsung continued however, as the jury decided that not only did it willfully infringe on five of the seven Apple patents, but also upheld their validity when it came to utility, design and trade dress.

The amount of the damages against Samsung is in: $1,051,855,000.00. That's less than half of the $2.5 billion it was seeking, but still more than enough to put an exclamation point on this victory for the team from Cupertino. The jury also ruled that Apple did not infringe upon Samsung's patents with the iPhone 3G and 3GS, and has awarded it zero dollars in damages. We'll have more information for you as it become available.

NYPD disciplines 17 cops who posted racist Facebook comments about West Indian Day Parade

NYPD brass has disciplined 17 cops who posted racist or offensive comments on a Facebook page devoted to last year's West Indian Day Parade, officials said Thursday.

News of the disciplinary action, first reported by the New York Times, comes almost one year after the Labor Day weekend celebration.

About 150 comments were posted on the page, referring to parade revelers as "savages" and "animals."

Investigators found that about 20 of the people who posted comments matched the names of NYPD police officers.

Paul Browne, top spokesman for the NYPD, said four cops still face departmental trials on misconduct charges.

Six cops were slapped with command disciplines and seven received lower levels of punishment.

The annual parade has become one of the city's largest events.

It is heavily policed and has been linked to violence. Last year, three shootings were tied to the parade.

Multi-tenant retail sale is positive sign - Colorado Springs Business ...

Share this story:

Patrick Kerscher, a principal broker with Landmark Commercial Real Estate, closed a rare deal earlier this week when he sold a multi-tenant retail building at Research and Union boulevards.

The 10,700-square-foot space sold for $2.45 million.

That was a fair price for seller and buyer, said Tucker Manion, a broker with Centre Point Properties in Denver who represented the buyer.

The buyer sold a multi-tenant property in west Denver and needed to reinvest in another property to avoid capital gains taxes. Manion said there is limited inventory of healthy mukti-tenant retail space in Denver.

?What was important for us was finding a grocery-anchored neighborhood center,? Manion said.

And they didn?t find what they were looking for up north and began looking down the Front Range, he said.

?This is a big check in the optimism column,? Kerscher said.

The market for multi-tenant retail has been nonexistent through the recession, he said. Most of the deals he?s brokers have been single-tenant spaces, especially with tenants like dollar stores and value menu restaurants.

?For someone to actually buy a multi-tenant building means there?s some confidence returning to the market,? Kerscher said. ?Hopefully we?ll see a lot more of this.?

There?s a lot of institutional money that has been sitting idle while Real Estate Investment Trust managers and other major players have been afraid to dive into the market. A sale like this one suggests to Kerscher that it?s only a matter of time before that money starts moving again. And, he said, he?s hopeful some of it will land in Colorado Springs.

?This woman picked this deal out of all the deals in the state,? he said.

Manion said multi-tenant retail spaces have been selling in Denver and the market there is picking up momentum.

Consume Green Tea To Shed Pounds Finally | learn in ireland

Many people, and maybe yourself, would like to shed some weight, but have had no success with any of the weight-loss remedies they used. For hundreds of years now, the Chinese people have revered green tea as being extremely beneficial to one?s health. There are multiple reasons why it brings about the loss of weight, and so it has developed a reputation as a tea for weight loss. If you?d like to slim down, green tea as a weight-loss supplement has become known as one of the finest available. It is not only beneficial for taking off the weight, but for keeping it off as well.

Caffeine increases your metabolic rate, and it is naturally found in green tea, which is one of the reasons it?s very effective at inducing weight loss. Caffeine can help you slim down in that it increases the heart rate and causes a greater quantity of calories to be burned in the furnace of your accelerated metabolism. The more your body can burn calories, the more weight you will be able to lose. With green tea, you will get the caffeine you will need, without getting all of the sugar that comes in soft drinks. Green tea has proven to be a great all-natural fat burner. Your body?s ability to burn fat is raised through the increase in metabolism as a result of consuming green tea. Your body?s metabolism will consistently be increased, when you ingest green tea in some form each day.

One reason people have a tough time losing weight is because of the blood sugar regulation. As an example, after eating and enjoying carbohydrates there is a very sharp drop in your sugar level, which will translate into a call from your body for even more food to supply energy. Dieting is made more difficult by these cravings that usually occur and tempt you to eat too much. The magic of green tea is that helps to naturally manage your blood sugar, thereby avoiding these food cravings. Because of this, it becomes a lot easier to shed pounds and to not put it back on. The typical culprit that makes you consume the wrong foods and gain back the weight you have dropped, is these blood sugar induced cravings.

If you start drinking green tea on a regular basis, it will help to reduce your desire for food. You can consume a lot less food, when you?re less hungry from meal to meal. It is difficult to stop eating if you are hungry all the time, so if this is your problem, it might be time for green tea. If you have green tea instead of your usual morning coffee, it will help much more to decrease the quantity of calories you consume. The caffeine is approximately the same amount, but a lot of individuals add cream and sugar in their coffee. To exchange coffee or soft drinks for green tea, you?ll start to see your weight go down when you get on the scales.

Perhaps what you need to finally slim down, is to start consuming green tea, rather than some of your other types of beverages. It?s going to boost your metabolism and cause you to eat less food, and at the same time, lose weight, and do it all naturally.

(AP Photo/Frank Franklin II, File)

(AP) ? Michael Weiner, who succeeded Donald Fehr as head of the baseball players' union three years ago and negotiated a labor deal last fall in a seamless transition, is undergoing treatment for a brain tumor.

The union said Tuesday that he began treatments on Monday and that they are expected to last about one month. The union said it anticipates he will continue to work from its New York office on a daily basis during the treatments.

"It's shocking," Toronto pitcher Carlos Villaneuva said. "We told him, take care of himself first, which is the most important part of it all. I know he's going to want to go into the office every day and keep track of everything.

"It's just the way his brain is wired. He was more concerned about us when we had our discussion about it. There were maybe 100 players on that phone call, and nobody said a word. We were all shocked. But he never buries the lead. He came right out with it."

The 50-year-old Weiner succeeded Fehr in December 2009 to become just the fourth head of the union since 1966. He is widely liked and respected among players and management, and he has been credited for an improved relationship between sides.

"I have great respect and admiration for Michael, with whom we have had a very constructive relationship both professionally and personally," baseball Commissioner Bud Selig said in a statement. "This relationship has been a great benefit to baseball and has led to the tremendous success the game now enjoys. All of us look forward to Michael's full recovery and to his continued contributions to our game."

Following his graduation from Williams College and Harvard Law School, Weiner clerked for a federal judge and was hired by Fehr in 1988 as a union staff lawyer.

Under Weiner's watch, the union signed an agreement in November for a five-year contract running until December 2016, which ensures 21 consecutive years of labor peace in Major League Baseball. The agreement allowed for blood testing for human growth hormone, introduced restraints on bonuses for amateur draft picks and international signings, and restored salary arbitration eligibility for part of a class of players that lost it in the 1980s.

"He's ultra-prepared and smart," Chicago White Sox player representative Paul Konerko said. "I mean I think everybody is happy with the last agreement that got done."

Under Weiner, the union also succeeded in a grievance overturning a positive drug test against NL MVP Ryan Braun, who avoided a 50-game suspension.

"He's upbeat about everything and he's looking forward to hopefully beating this," San Francisco Giants pitcher Matt Cain said. "Obviously, it's going to be a process. We hope he can keep his strength and motivation up to make it through it."
